About Us

Thank you for visiting the Minchella & Associates website. My name is Erica Crohn Minchella and I am the managing partner of the firm. I have a passion for real estate. I have practiced real estate law for over thirty-five years. Our firm has represented thousands of home sellers and buyers, landlords and commercial and investment property owners

Minchella & Associates actively practices in many areas of real estate law, including but not limited to:

  • Real estate closings: protecting you in the largest financial transactions of your life.

  • Short sales: we help protect your credit from the negative consequences of a foreclosure by using a short sale. A short sale is a negotiation with your lenders when the value of your home is less than the mortgage and liens on your property.

  • Foreclosure defense: we work to find solutions to avoid a judgment of foreclosure against a homeowner.

  • Real estate litigation: we represent real estate owners in court on

  • Residential and commercial property deals involving real estate disputes

  • Landlord/tenant: Minchella & Associates represents landlords and tenants in matters involving lease review and we represent landlords in terminating leases and proceeding with evictions if necessary.

  • Commercial leases: Erica negotiates the lease after a letter of intent has been drafted.

  • Condominiums: assists individual unit owners in negotiating with home owner association (HOA) boards and negotiates property contracts when a condo deconverts.

  • Commercial and investment transactions: we assist in the negotiation of letters of intent and contracts on behalf of buyers and sellers, tenant lease negotiations and 1031 exchanges.

Doing both litigation and transactions helps us to be better lawyers in each area.  Knowing the problems that can arise in litigation helps us to be more attentive to those issues that could become problems in transactions (for example, proper disclosures, partnership agreements for unmarried joint purchasers).  Being transactional attorneys makes us better litigators because we understand the conventions that guide real estate sales and purchases giving us the knowledge of what experts will be needed to prove our cases.
