Single Family Home is one where there is no Homeowner's Association and the home is free-standing. Minimum fee applies to review of contract, Attorney and Inspection Review letter which is accepted by opposing counsel without debate, no extension of mortgage contingency, closing on the contract date. Fees may increase for:

Condominium, Townhome or property that is part of a Homeowner's Association  is one where there is  a Homeowner's Association and a review of Homeowner Association documentation is necessary. Minimum fee applies to review of contract, Attorney and Inspection Review letter which is accepted by opposing counsel without debate, no extension of mortgage contingency, closing on the contract date, no problems with Association Minutes or Budgets. Fees may increase for:

  • Negotiations on Attorney and Inspection Review items

  • Extensive Review of  Homeowner Documentation

  • Extension of Mortgage Contingency

  • Extension of Closing Date

  • Pre- or Post-Closing Possession Negotiations and Agreement

  • Tax Escrow Negotiations and Agreement

  • Holdback or Repair Credit Negotiations

Short Sales

Starting at $1500

A short sale is where the mortgage and other liens exceed the value of the property and the costs associated with closing a sale.  A short sale requires that a broker be used to list the property and that the transaction is an arm's-length negotiation (other than in very limited circumstances where the homeowner may be able to buy back their own property and can get funding for that purchase).  A property generally needs to be listed for 90 days for the owner to be considered for a Deed in Lieu of Foreclosure.

  • Acquire documentation required for lender(s)

  • Submit documentation in a format that will get lender to consider the short sale

  • Monitor and report on the progress of the short sale.  Assure that parties are aware of when the appraisal of the property will be conducted.

  • Negotiate terms of sale with opposing counsel

  • Negotiate releases of subordinate liens

  • Draft closing documents

  • Attend the closing.

Investment property purchases and Sale

  • Advising sellers on how to properly clear title for a sale to an investor

Two or three - unit properties starting at $650

Beyond three units handled on an hourly basis for purchases and sales

Multi-units properties are ones where there is more than one unit that is either tenanted or available for family members

  • Assist in Due diligence for tenants, leases, code violations, encroachments, review to assure that all units are "legal"

  • Assure compiance with city and village ordinances and requirments.

  • Assist in lending issues.

  • Attornment notices, transfer of leases

  • Knowledgeable in 1031 Exch

Commercial Property Purchases and Sales 

Work done on an hourly basis with cap in some instances

We handle strip malls, single-use, mixed-use, factory and office commercial project
